Please take a moment to read the following important information. It will be helpful when booking reservations with ResortQuest Northwest Florida. We reserve the right to change unit assignments. When you confirm a reservation, a unit will be assigned; however, no unit request is guaranteed.

Rates
Most properties list daily rates based on a three-night minimum stay. These rates are subject to change without notice. Most properties have higher rates on shorter stays. Many houses require a weekly rental. Higher rates apply to some houses over holiday periods, such as Thanksgiving and Christmas. Monthly rates are available at many properties on a seasonal basis. Please call for specific details.

Age Requirement
The individual making the reservation must be 25 years of age or older and must occupy the rental property the entire term of the reservation. Singles under 25 years of age are prohibited unless accompanied by parent or legal guardian. Restrictions may apply regarding the number of people that may accompany a parent or legal guardian. Additional restrictions may apply during the spring break vacation period. Chaperoned groups are prohibited.

Reservations Fee
All reservations include up to a 6% reservations fee calculated on total rent including amenity fee and damage waiver. The reservations fee is non-refundable. The reservations fee applies to each separate “stay,” even if multiple stays are booked simultaneously. The reservations fee is automatically added to a reservation and will appear as a separate line item in the guest's folio. The reservations fee is not charged to extended stay rentals (rentals over 28 days). There is a $20 minimum reservations fee.

Check-in and Checkout
Check-in time is after 3:00 p.m.; checkout time is 10:00 a.m. Due to our high standards for cleanliness, not all units will be ready for check-in promptly at 3:00 pm. We ask for your patience and suggest that you have alternate plans available between 3:00 and 5:00 p.m. in case the unit is not yet ready.

Pet Policy
We know you love your pets, but pets are not permitted in our rental properties no exceptions, except for service animals. Many boarding kennels are available in the local area.

Advance Payments
At the time of booking a credit card advance payment will be required equivalent to fifty percent (50%) of the total due to include, a non-refundable reservations fee (see “Reservations Fee” below) and an optional travel insurance fee, which protects you from unexpected events such as hurricanes (see “Vacation Insurance Protection” below). The advance payment must be received in our office within 10 days of your reservation date. If payment is not received within 10 days, your reservation will be canceled without further notice.

Late Reservations Require Full Payment
Reservations for condominiums made less than 30 days prior to arrival require payment in full immediately. Reservations for houses made less than 60 (120 days for Premier homes) days prior to arrival require payment in full immediately. That payment represents 100% of the total due

Methods of Payment
We accept Visa, MasterCard, American Express and Discover credit cards. Other acceptable methods of payment include personal check, cashier's check, certified check and money order. Make checks payable to ResortQuest Northwest Florida. Please remember to include your reservation number on your payment. All payments must be paid in U.S. dollars. There is a $25 handling fee for all returned checks. A credit card will be required at time of booking for all reservations. A credit card will be required upon check-in for incidentals and damages. ResortQuest takes the credit-card number in case of damages or incidentals incurred that are not covered by, or exceed, the damage waiver. No credit-card fees will be charged to guests.

Final Payments
If you are renting a condominium, your remaining balance is due 30 days prior to your check-in date. Some units may require payment further in advance. If you are renting a house, your remaining balance is due 60 days (120 days for Premier homes) prior to check-in date. This balance includes the remaining fifty percent (50%) of the listed rental rate and all taxes, as well as a damage waiver fee (see “Damage Waiver Fees” below). All taxes are subject to change. Final payment is non-refundable upon cancellation unless the stay is rebooked (see “Cancellations” below). The renter is responsible for payment, deposits and other responsibilities detailed in the confirmation.

Security Deposit Protector
We want you to relax and enjoy your vacation. That’s why we’re proud to include SecurityDepositProtector™ with your stay.

As a ResortQuest guest, you are covered up to $1,500.00 in accidental damage to the rental property or its contents, if caused by a registered guest. If you happen to drop a juice glass or scratch some woodwork, just report it to us and we’ll deal directly with Travel Guard for reimbursement. SecurityDepositProtector can save you time and money!

For a full description of the insurance, please refer to the enclosed Description of Coverage included with your confirmation. You must notify us of any damage or theft to the unit during your occupancy, or this plan is void and you will be held responsible for any damage to the unit.

Cancellations
Cancellation before final payment will result in a loss equal to 10% of the rent for the stay, plus the reservations fee. (NOTE: Guests covered under ResortQuest's travel insurance are exempt from the 10% early-cancellation fee if the reason for cancellation is a covered reason under the travel insurance.)

Cancellation after final payment will result in a 100% loss of the total cost of the stay. The 100% cancellation loss can be avoided if: 1) ResortQuest's travel insurance was purchased; or 2) ResortQuest can re-rent the unit for the full term of the original rental period, in which case the guest will be charged a 10% rebooking fee in addition to the reservations fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not.

Refunds issued by ResortQuest will be issued no more than 30 days after departure date of original stay.

Refunds are payable to the renter within 30 days after the subsequent re-rent payment has cleared our account. The renter will be entitled to reimbursement of any fees paid to us for goods or services such as golf packages to be procured from third parties on behalf of the renter that have not been rendered or delivered to the renter prior to ResortQuest Northwest Florida receiving the notice of cancellation.

Larger Homes and monthly stays have different minimum stay requirements, advance reservation, advance payment and cancellation policies. These will be reviewed at the time of reservation and confirmation.

Vacation Insurance Protection
ResortQuest partners with Travel Guard International to provide our guests with Travel Guard Vacation Insurance Protection. All paying reservations with ResortQuest automatically include a travel insurance fee in exchange for this plan. The fee is non-refundable.

With Travel Guard Vacation Insurance Protection, you will becovered before and during your trip. Should a hurricane strike during your vacation, or should the unit you've reserved be inaccessible or uninhabitable due to a hurricane up to 60 calendar days after the named hurricane has struck, you will be covered. Plus, you will have access to a hurricane relocation service, so that your reservation can be moved to another ResortQuest location unaffected by a hurricane over the same dates (on a space-available basis). Please see page 130 for a fuller explanation of the many more coverage benefits this policy provides.

Guests may choose to decline the travel insurance and not pay the fee. However, please be aware that no refunds will be available for unforeseen developments such as illnesses, mandatory hurricane evacuations and the like; therefore, your trip investment could be lost.

Monthly Priority
Three (3) month rentals or longer will be given priority during the winter rate structure. Complimentary beach chair/umbrella/video and other packages are not included in monthly reservations.

Maximum Occupancy
The maximum number of guests per apartment is limited at most properties to four (4) persons in a one bedroom, six (6) persons in a two bedroom and eight (8) persons in a three bedroom. Other restrictions may apply.

Properties Require A Three-Night Minimum Stay
Longer minimum stays may be required at some properties and during holiday periods. If a rental is taken for less than three days, the guest will be charged a rate greater than the normal three-night rate (will not be stated in catalog, but will be stated on website and confirmation pages. Catalog has every page already.). The maximum increase is $150.00 daily, most are $30.00 to $75.00 daily.

Inclusive Fees

Rates include a one-time linen/towel set up and cleaning service at the time of departure. Amenity fees are included in the rental rate at some locations. A one-time administration fee will be added to all reservations.

No Daily Maid Service

While linens and bath towels are included in the unit, daily maid service is not included in the rental rate at most locations. We suggest you bring beach towels. We do not permit Towels or and linens can not to be taken from the units except to launder. An exchange for additional linen is available at the check-in location for a nominal fee.

Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check in.

Parking Restrictions
Many rental properties prohibit the on-site parking of recreational vehicles, personal watercraft (boats, trailers, jet skis, etc.) and/or restrict the number of motorized vehicles per rental unit. Ask your reservation agent to inform you of your chosen property's parking regulations prior to making your reservation.

Agency Disclosure
ResortQuest serves as the agent and representative of all owners of condominium units, townhomes and houses on its rental program and is acting at all times, in and for the best interest of the owners.

Units for Sale
In the event a property that you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation. Terms and Conditions are subject to change without notice.

Complementary Items
1. All weekly and daily guests receive two free videos each day from ResortQuest.

2. Each guest also receives complementary beach chairs and umbrella for each unit rented. This service is seasonal and runs March-October. Additional beach chairs are available through beach service for an extra fee.

Grocery Store and Restaurants
1. A Winn-Dixie grocery store is within 12 minutes of the resort. A Publix Grocery Store is located within 5 minutes of the resort.

Things You Need to Bring
1. Beach Towels. We do provide regular linens, but DO NOT provide beach towels.

2. Dishwasher and Laundry soap. All units have dishwashers, washers, and dryers. We provide starter packs of dishwasher detergent but you provide the rest.

3. Toilet Tissue and Paper Towels.

4. Items such as salt, pepper, sugar, and coffee filters.

5. Sheets for baby crib if one was rented. Cribs and highchairs are available for rent; call the property for more details.

Pool Rules
1. Pool will be open for use during the hours of 8:30 AM -10:00 PM.

2. No life guard on duty, swim at own risk.

3. No food, glass containers, alcohol, or animals are allowed in or around the pool area.

4. Children the age of 3 and under MUST wear swim diapers while in pool.

5. No running or horse playing will be permitted in or around the pool area.

6. All guests must shower before entering pool to remove beach sand.

7. No Diving.

Spa Rules
1. Spa will be open for use during the hours of 8:30 AM-10:00 PM.

2. An adult must accompany children under the age of 12.

3. No food, glass containers, alcoholic beverages, and animals are allowed in spa.

4. Shower to remove beach sand before entering spa.

5. No Diving.

6. Do not exceed 15 continuous minutes in spa.

7. Persons with following conditions should not use the spa:Heart Disease, High or Low Blood Pressure, Diabetes,Under the influence of Alcohol, Drugs or Medication, Pregnant.

Fitness Center Rules
1. Fitness Center will be open for use during the hours of 6:30 AM-10:00 PM.

2. Use equipment as directed in the posted instructions.

3. Remove sand before using equipment.

4. Please do not exercise alone.

5. An adult must accompany children under the age of 18.

6. Fitness Center is unsupervised, users assume all risk.

7. The condominium or any affiliated entity is not responsible for injuries relating to use of the equipment.

8. No eating, drinking, or horseplay permitted.

9. Consult your physician before exercising and follow their advice.

10. Do not over exercise; at first signs of discomfort discontinue use.
